What Really Happened in November’s Housing Market

Let’s dive into what actually unfolded in the Vancouver housing market this past month — because the numbers paint a very clear picture.

Sales: A Sharper-Than-Usual Slowdown 🐌

Across Greater Vancouver, home sales dropped 18% from October, which is double the typical seasonal slowdown.
Year-over-year, sales were down 16%, with:

  • Condos: ⬇️ 18%
  • Townhomes: ⬇️ 18%
  • Detached homes: ⬇️ 13%

All of this puts 2025 on track for the lowest annual sales count in at least 20 years — a significant marker in the Vancouver real estate market.

Listings: Fewer New Listings, But High Overall Inventory 🏘️

On the listing side, new listings fell 29% month-over-month, which is deeper than the usual 22% drop we expect between October and November. That part is seasonal — fewer homeowners list during the holidays.

But here’s the twist: despite fewer new listings, overall housing inventory remains elevated:
  • 15% higher than last year
  • 36% above the 10-year November average

Even with an 8% month-over-month dip (totally normal for November), we’re still in a high-supply environment, which continues to shape the Vancouver buyers’ market conditions we’re seeing.
