Vancouver Real Estate Market Update – November 2025

As we wrap up another month in Vancouver real estate, here’s a clear and friendly look at what happened in October 2025—without the jargon, just the facts you need to know.

Sales: A Bigger-Than-Usual October Boost 📈

October surprised us with a bit of energy! Home sales jumped 20% from September, which is double what we usually see this time of year. It ended up being the third-busiest month of 2025, just behind the spring and early-summer peaks.

But before we break out the champagne—sales were still:
  • 14.5% below the 10-year October average
  • 14% lower than last October
  • With condos hit the hardest at –23% year-over-year
So yes, activity is improving… just not quite back to “normal” levels yet.

Listings: A Steeper-Than-Usual Drop 🏠

New listings fell 22% from September, which is sharper than the typical 14% drop we expect moving from late summer to fall.

Compared to last October, new listing levels were basically the same—so nothing dramatic year-over-year, just fewer sellers jumping in this time around.

Inventory: Still High and Still in Your Favour

Even though total inventory dipped 4% from September, we’re still sitting on:

  • 13% more homes for sale than last October
  • And a massive 36% more compared to the typical 10-year October average
Translation? Buyers still have lots of options and don’t need to rush.

Prices: Softening, Not Sliding 🛝

The benchmark home price is sitting around $1.13M, which is about 3% lower than last year.

This isn’t a crash — it’s a gentle recalibration. More listings and steadier buyer demand have cooled the market just enough to create balance.

What’s Influencing the Mood?

Last month’s Bank of Canada rate cut announcement definitely helped re-energize things. Buyers feel a bit more confident, and sellers who price sharply are still getting solid activity.
